Inside the web of fake property papers in NCR — and how to protect yourself

Forged documents and double sales trap buyers who skip basic checks

Property lawyers and brokers across Delhi-NCR describe a recurring pattern: the same plot sold to more than one buyer, or sold using forged documents by someone who doesn't own it.

Buyers can protect themselves with a few checks. Verify the title chain at the sub-registrar's office, get an encumbrance certificate, match the seller's identity with the records, and for new projects, check the RERA registration.

Never pay large amounts in cash, and have a lawyer review the documents before you sign anything.
