Greater Noida Property Prices: EPE–Yamuna Expressway Interchange May Boost Demand Around Jaganpur-Afzalpur

With the EPE–Yamuna Expressway interchange nearing completion near Jaganpur-Afzalpur, better road connectivity could attract homebuyers, businesses and investors to parts of Greater Noida, but rising asking prices do not always mean that actual property values have doubled.

Greater Noida Property Prices: EPE–Yamuna Expressway Interchange May Boost Demand Around Jaganpur-Afzalpur

A New Road Link Could Change Greater Noida’s Property Market

Property markets around Greater Noida are attracting attention as a major road project moves closer to completion. The proposed interchange connecting the Eastern Peripheral Expressway (EPE) with the Yamuna Expressway is expected to make travel easier for people coming from several parts of the National Capital Region (NCR), western Uttar Pradesh and Haryana.

The interchange is being developed near Jaganpur-Afzalpur village, around 10 kilometres from the Yamuna Expressway’s Zero Point near Pari Chowk. According to reports published in September and October 2026, around 80% of the construction work had been completed, and authorities were targeting completion around October 15, with the facility expected to open before Diwali.

The project could reduce the need for some motorists to take longer routes through Greater Noida to reach the Yamuna Expressway. It is also expected to improve access towards Noida International Airport and areas along the Yamuna Expressway.

For the real estate market, the main question is whether this improved connectivity will create lasting demand for residential plots, homes and commercial properties in nearby locations.

Why Is the EPE–Yamuna Expressway Interchange Important?

The Eastern Peripheral Expressway connects important parts of the NCR, including areas around Palwal, Ghaziabad and other regional routes. The Yamuna Expressway provides a major road link from Greater Noida towards the airport region, Mathura and Agra.

At present, motorists travelling between these routes may have to take a longer journey because there is no direct interchange connecting the two expressways.

Once the new interchange becomes operational, vehicles will be able to move between the EPE and Yamuna Expressway more directly. This could make journeys easier for people travelling from areas such as Meerut, Ghaziabad, Palwal, Kundli and Panipat towards Greater Noida, the airport region and the Yamuna Expressway corridor.

Better connectivity can influence property decisions because people often consider travel time when choosing where to live, work or invest.

However, the actual benefit will depend on the routes people use, traffic conditions, access roads and how efficiently the interchange operates after opening.

Which Areas Could Benefit From the New Interchange?

Jaganpur-Afzalpur is the immediate location of the interchange and is likely to remain in focus as the project approaches completion.

Other areas along the Greater Noida and Yamuna Expressway corridor could also attract attention, depending on their distance from the new road link, existing infrastructure and future development plans.

Potential areas of interest include:

Jaganpur-Afzalpur: Its proximity to the interchange may improve road access and attract attention from plot buyers and property investors.

The Yamuna Expressway corridor: Better access to the expressway could improve the appeal of selected residential and commercial locations.

YEIDA sectors: Areas developed or planned by the Yamuna Expressway Industrial Development Authority may benefit from improved regional connectivity, although the impact will vary by sector and development status.

Greater Noida and surrounding areas: Locations with established residential communities, employment opportunities and access to essential services may gain from easier travel across the region.

These are potential beneficiaries, not a guarantee that every locality or plot will experience a price increase. The effect will depend on the precise location, legal status of the land, road access and the availability of basic facilities.

Are Plot Prices Really Rising by 50% to 100%?

Real estate developers quoted in recent media coverage have said that demand and prices are increasing in parts of the corridor. Some areas have reportedly seen land values rise to around 1.5 to two times their levels a year earlier.

Such a claim is significant, but it needs to be understood carefully.

A reported rise in land value does not necessarily mean that every plot in Jaganpur-Afzalpur or the wider Yamuna Expressway region has doubled in price. Prices can vary considerably according to plot size, road width, location, land title, development status and whether the property is authorised for the intended use.

There is also an important difference between an advertised price and the final price paid by a buyer. Property portals show asking prices, while actual transaction prices may be lower or higher depending on the deal.

For example, online property listings for plots in the Jaganpur-Afzalpur area have shown asking prices around ₹50,000 per square yard for some properties. This is an indication of what particular sellers are asking, not an official average rate for the village or proof that prices have doubled.

To establish whether property values have genuinely risen by 50% or 100%, buyers should compare recent registered transactions for similar plots in the same locality. They should also check the applicable circle rate and seek independent valuation advice.

The available reports point to growing market interest, but they do not establish a verified, area-wide average increase for every type of property.

Why Does Better Connectivity Increase Property Demand?

Connectivity is one of the important factors that can influence real estate prices.

When a new road reduces travel time, a location may become more practical for people working in another part of the NCR. Businesses may also find it easier to move employees, goods and materials.

This can increase interest in several types of property.

Residential plots and homes: Buyers may consider areas that offer easier access to workplaces, transport routes and nearby cities.

Commercial property: Shops, offices and other business spaces may attract demand if more people and commercial activity move into the area.

Warehousing and logistics: Better access to expressways can be useful for businesses that need to transport goods across the NCR and other regions.

Land for future development: Investors and developers may pay closer attention to land near important transport links, especially where planning and infrastructure support future construction.

However, a road project alone cannot create a fully developed neighbourhood. Long-term residential demand also depends on water supply, electricity, drainage, public transport, schools, hospitals, shops and employment opportunities.

What Are Real Estate Developers Saying? Industry representatives have expressed optimism about the potential impact of the interchange.

Amit Modi, Director of County Group, has said that connectivity infrastructure provides a foundation for regional development. Better access through the EPE–Yamuna Expressway interchange could support long-term demand for plots, residential properties and commercial spaces in the surrounding market.

Sanjay Sharma, Director of SKA Group, has highlighted how expressways and large infrastructure projects can change the accessibility of a micro-market. In his view, improved access can gradually increase interest from both people planning to live in an area and those looking to invest.

Harwinder Singh Sikka, Chairman of Sikka Group, has linked the region’s prospects to the combination of the Yamuna Expressway, EPE and Noida International Airport. Better road access could support residential development, business activity and new real estate projects over time.

These comments reflect the industry’s expectations. They are useful for understanding market sentiment, but they are not independent proof that future prices will rise or that a particular investment will deliver a profit.

How Does Noida International Airport Add to the Region’s Appeal?

The development of Noida International Airport near Jewar is another important factor drawing attention to the Yamuna Expressway region.

Airports can support economic activity by improving passenger movement and creating opportunities in areas such as hospitality, logistics, offices and related services. Better road connectivity can make these opportunities more accessible to businesses and workers.

The interchange could strengthen the road connection between the EPE network and the Yamuna Expressway, potentially making airport access easier for travellers coming from parts of the NCR and Haryana.

But the effect on property prices will depend on how airport-related jobs, businesses and supporting infrastructure develop over time. An infrastructure announcement or a proposed road connection does not automatically create immediate demand for every nearby plot.

Buyers should also distinguish between locations that already have functioning infrastructure and those where development is still planned or under construction.

Could the Interchange Affect Apartments and Commercial Properties Too?

Yes, although the impact may differ from one property type to another. If improved connectivity encourages more people to live or work in the corridor, demand could gradually spread beyond vacant land to apartments, plotted housing and commercial properties.

Existing residential societies may benefit if residents gain easier access to major roads and employment centres. Commercial properties could attract interest if the area develops more shops, offices and services.

However, stronger connectivity does not guarantee higher rental income or faster resale. For apartments, factors such as maintenance, occupancy, construction quality, society facilities and the availability of competing homes remain important.

For commercial properties, investors should examine the number of active businesses, customer footfall, rental demand and the time a property might remain vacant.

A property’s long-term value depends on the usefulness of the location, not simply its proximity to an expressway on a map.

What Should Buyers Check Before Purchasing a Plot?

As interest in the corridor grows, buyers should take particular care when evaluating land. Plots can differ greatly in legal status, permitted use and access to public infrastructure.

Before paying a token amount or signing an agreement, buyers should:

1- Verify ownership and title: Check the complete chain of ownership and whether there are any disputes, claims or legal restrictions.

2- Confirm land-use permissions: Establish whether the plot is approved for residential, commercial, agricultural or another use. Do not assume that every plot can legally be used for housing.

3- Check the relevant authority’s records: Confirm the applicable planning authority, approved layout and development permissions. Where relevant, verify the status with YEIDA or the appropriate local authority.

4- Check access and services: Confirm the legal approach road, electricity, water supply, drainage and other essential facilities.

5- Compare actual transactions: Ask for evidence of recent sales of similar properties rather than relying only on advertisements or verbal claims.

6- Understand the total cost: Include registration charges, stamp duty, taxes, development charges and any other applicable expenses.

7- Get independent legal advice: Have a property lawyer review the documents before making a major payment.

These checks are particularly important in locations where rising investor interest may encourage sellers to make aggressive claims about future development or expected returns.

Is This the Right Time to Invest in the Yamuna Expressway Region?

There is no single answer for every buyer.

People who need a home should focus on whether the location suits their daily travel, budget and family needs. A plot that is expected to appreciate in the future may not be suitable if basic services are unavailable or the legal position is unclear.

Long-term investors should compare the purchase price with realistic development prospects, transaction costs and the possibility that resale may take time. They should also consider whether the expected return justifies the risk of keeping money tied up in land.

It is also worth remembering that some of the expected benefits of infrastructure development may already be reflected in current asking prices. Buying after a sharp rise in advertised rates can reduce the potential return if actual market demand does not match sellers’ expectations.

The more useful question is not simply whether prices will rise, but whether a particular property is being offered at a reasonable price and has clear legal status, practical access and credible long-term demand.

What Happens Next?

The immediate milestone is the completion and opening of the EPE–Yamuna Expressway interchange. As of the latest reports available for this article, authorities were targeting completion around October 15, 2026, with opening expected before Diwali.

After the interchange opens, buyers and market watchers will need to assess whether the improved route leads to measurable changes in travel time, business activity, residential demand and registered property transactions.

It will also be important to monitor whether developers bring forward new projects and whether local services develop alongside road infrastructure.

A lasting property boom generally requires more than one road project. It depends on a combination of connectivity, jobs, public services, legal development and demand from people who genuinely want to live or work in the area.

The Bigger Picture: Opportunity, but Not a Guaranteed Price Boom

The EPE–Yamuna Expressway interchange could improve Greater Noida’s regional connectivity and strengthen the appeal of selected locations around Jaganpur-Afzalpur and the Yamuna Expressway corridor.

The airport and wider infrastructure development may add to the region’s long-term importance. These factors help explain why developers and investors are paying attention to nearby land and property.

But reports of sharp price increases should be treated carefully until they are supported by comparable registered transactions. Asking prices, developer expectations and actual sale values are not the same thing.

The takeaway: Better connectivity could create new opportunities for Greater Noida’s real estate market, but buyers should not assume that every nearby plot will appreciate. Legal verification, actual transaction data, local facilities and a realistic purchase price remain the most important factors in making a sound property decision.
